This is a requirement for most insurance companies and mortgage lenders to determine if the home in livable conditions.
Wind Mitigation

The purpose of the Wind Mitigation Inspection is to determine the appropriateness of a given structures's construction in the event of strong winds, such as those present in a hurricane. Wind Mitigation Inspections look for construction features that have been shown to reduce losses in hurricanes.
Most insurance companies give discounts on home owners insurance for a completed wind mitigation inspection.
4-Point Inspection

A 4-Point Inspection is a tool used by insurance underwriters and insurance companies to determine if there are any features that have been known to increase risk.
A 4-Point inspection includes the inspection on 4 main systems of the home which includes:

HVAC System
Wood Destroying Organism

In homes whose structures are primarily made of wood, pest know as Wood Destroying Organisms, most commonly called "Termites" often infest a home. When you have a WDI inspection on a home, the inspector will visually evaluate the entire property, including any outbuildings, looking for signs of wood destroying insects.
If structural damage is suspected, the buyer should contact a qualified contractor to determine the extent of the damage.
In Florida, most mortgage lenders require a WDI inspection.
Mold Inspection

A mold inspection occurs in a home where there was any water damage, leaks, moisture problems, and areas of mold that might have already been discovered. Most mold inspections involves taking a sample of either the air or a surface. Essentially, a mold inspection "test" the air or surface to find out what kind of mold exists and/or if the mold found is able to grow in the area tested.
Typically a mold inspection is required under these conditions:

Pool, Spa, & Deck Inspection

When you purchase a new home that has a pool, spa, or deck, an inspection will help identify any safety or structural issues. A home inspector will inspect all of the pool and spa equipment. This includes filters, pumps, heaters, plumbing, timers, and any other electrical components involved in the pool's and spa's function. The goal of a pool and spa inspection is determine what damage, if any, is affecting the pool or spa.

About 90% of deck collapse occurred as a result of the separation of the house and the deck ledger board, allowing the deck to swing away from the house. The inspector inspecting the deck will be looking closely at the specific connections as they are assembled across the frame, They want to see that you are using the proper joist hangers and they are not missing any fasteners. They will also be interested in seeing how well your beams are connected to your support posts. The inspector will also inspect each deck board for signs of rot, insect infestation, water damage, splinters, large cracks, and popped fastener heads.
